Rates and Policies

Kinloch Farm offers a competitive rate structure personalized for your stay.

General overnight lodging rates:

Commonwealth Quarters $200 per night
Fairfax Room $180 per night
Richmond Room $160 per night

Rates do not include 5 percent Virginia tax.

Rates are daily per room for 1 or 2 guests and include a bountiful breakfast and afternoon snacks and soft drinks.

Kinloch Farm’s Bountiful Breakfast is an assortment of fare including breads, baked pastries, juices, fruit, and rotating hearty entree courses. With advance information, we will accommodate most special dietary requests.

Breakfast is served based on the needs of guest schedules in the sunroom, patio, porches, or in front of the fireplace in the dining room.

Kinloch Farm offers wireless Internet access.

Ask about our corporate and military discounts.

Business travelers entertaining clients or requiring a small meeting space may reserve Kinloch facilities with advance arrangement.

Kinloch Farm generally requires a 2-night minimum stay on weekends (Friday/Saturday or Saturday/Sunday) and major holidays. We will attempt to accommodate stays of just one night based on room availability.

Forms of Payment: Cash, personal check, MasterCard or Visa.

An advance deposit by credit card or personal check of one day's rate is required to confirm a reservation. The credit card is not charged until your arrival. The deposit will be applied to the last night's stay.

Check-in time at Kinloch is 4:00 - 7:00 p.m., or other times by advance arrangement. Check-out time is 11:00 a.m.

Rates are subject to change.

Cancellations

Plans sometimes must be changed due to unforeseen circumstances. Kinloch Farm’s cancellation policy includes a refund, less a $25 processing fee, for reservations cancelled at least 5 days before arrival. Unfortunately, it is difficult to rebook a room following a late cancellation, and we do not refund deposits when cancelling less than 5 days before arrival. However, Kinloch Farm will send a one night gift certificate for a future visit if we are able to rebook the room.

Guest Policies

Pets - Kinloch Farm does not accommodate pets.

Quiet Hours - for the consideration of all guests, quiet hours at Kinloch Farm are 10:00 p.m. to 7:00 a.m. Early morning departures require advance arrangement.

Smoking - Kinloch Farm maintains a smoke-free indoor environment and offers multiple-zone central air conditioning and heating for comfort. Cigarettes only are permitted on the grounds and outdoor patios of the main residence.

Fireplaces - there are 4 natural gas fireplaces that offer gentle warmth and a soothing environment in the Library, Dining Room, and Living Room.
